Special Meeting On October 13
A Special Meeting will be held on October 13, 2025 to vote on a proposed amendment to the Condominium Bylaws. The Meeting will be held at 7:00pm via Zoom:

Sign-in and registration will begin at 6:45PM. The Regular Board of Directors Meeting will follow the Special Meeting at 7:30PM or as soon as the Special Meeting adjourns if the special meeting extends past 7:30PM.
The Proposed Bylaw Amendment
The purpose of the meeting is to vote on a proposed amendment to the Bylaws. The proposed amendment to the Bylaws would delete the existing paragraph Article 10, Section 3(m) in its entirety and create a new paragraph to Article 10, Section 3(m) and shall read as follows:
Section 3. Prohibited Uses & Nuisances
(m) Smoking shall include but not be limited to the carrying or use of cigarette, pipe, cigar, bidi, hookah, vaporizer, bong or any other device or implement designed or intended to be used to burn, consume or transform any substance, including tobacco products and cannabis, that results in creating smoke that is breathed in, tasted or inhaled and/or subsequently exhaled.
Smoking is prohibited at any time in all the condominium units, limited and common elements of the Condominium, including, but not limited to, stairwells, hallways, vestibules, and entry ways, except as permitted under House Rules & Regulations adopted by the Board of Directors.
The disposal of any materials or apparatus associated with smoking shall be prohibited within or upon any of the General Common Elements, other than in trash compactor.
How to Vote on the Amendment

Proxy/Ballots returned via mail or fax must be received by 5pm on October 13, 2025; Management will continue to check for Proxy/Ballots returned via email up until the meeting is called to order. If you attend the meeting, you may continue to submit your Absentee Ballot up to twenty-four hours after the adjournment of the Special Meeting. The final results will not be available for at least 24 hours after the adjournment of the meeting.
Additionally, please be advised that a Unit Owner shall not be entitled to vote unless the owner has furnished the Association with his/her name for listing on the roster of the association and is current in the payment of the monthly installment of his/her assessments. A Unit Owner shall not be entitled to vote if the Condominium has recorded a statement of lien on that Owner’s Unit and the amount necessary to release the lien has not been paid in full.
If you will be attending, please submit the name of your Voting Representative in writing to Abaris Real Estate Management, Inc., before the Special Meeting. If you will be completing the enclosed proxy, the signature of the Owner on the proxy will be deemed to be your Voting Representative entitled to designate the proxy holder for your Unit.
