County Requirements 

By law, dogs and cats over 4 months of age must wear current rabies and pet license tags. It can save your pet’s life. An immediately visible license tag on your pet’s collar is the fastest way to be reunited with your lost pet and is only issued with proof of regular vaccination against the deadly rabies virus. The rabies tag issued by your veterinarian is not your county license.

The user-friendly service makes it easier for pet owners to comply with Montgomery County law that requires a pet license for all dogs and cats four months of age or older. All that is needed is a current rabies vaccination certificate and a credit card.

A license is still required even if a pet is always confined on private property, remains indoors exclusively or lives on a farm. The fine for an unregistered/licensed pet is $100. The fine for not having a dog or cat vaccinated for rabies is $500.

In addition to the new online licensing program, residents can obtain a license through the mail or in-person at the Montgomery County Animal Services and Adoption Center, 7315 Muncaster Mill Rd., Derwood, as long as they have written proof of a current rabies vaccination.

Be a Responsible Pet Owner

We have many responsible dog owners – the board wants to properly acknowledge that it is greatly appreciated.

Nevertheless, the board has received several complaints about the increased amount of dog waste in our community. Let this be a firm reminder that not cleaning up after your dog is:

  1. Against the LAW – subject to fines
  2. Against our RULES – subject to violation notice/hearing/fines
  3. A HEALTH HAZARD
  4. Attracts rats, mice, and other pests.
  5. Unacceptable and will NOT be tolerated.

Walking a dog is more than a bathroom break – it is an opportunity for exercise (for the dog and owner!)

Decoverly IV Pet Rules

The pet owner is subject to the following terms and conditions:

1. Each unit is permitted to have a maximum of two dogs and two cats.
2. Residents with pets assume full responsibility for inconvenience, damage or unpleasantness. disturbances, personal injuries, or property damage caused by the pet.
3. Each pet owner indemnifies the Condominium, the Board and the Property Manager and each Owner and holds each of them harmless against any loss, claim or liability of any character whatsoever arising from the privilege of keeping a pet in any of the buildings.
4. In cases where the safety of other Residents may be impaired, the Board shall require the pet to be removed permanently from the community.
5. If any pet disturbs other Residents of the Condominium by crying, barking, biting or otherwise being a nuisance, notice will be given to its owner to have the annoyance discontinued;
6. Dogs, cats and other domestic pets (Pets) are allowed, provided:
a. Pets shall not disturb or annoy other Residents.
b. Pets shall be kept on a leash when outside their Owner’s unit, and shall not be allowed to interfere with the rights, comfort and convenience of any of the Owners or Residents.
c. Pets shall be in accordance with the Condominium Bylaws, Maryland law and Montgomery County law.
d. Dogs and cats be licensed, vaccinated against rabies and spayed or neutered.
e. Pets shall not be left unsupervised on balconies, patios or other Limited or Common Elements.
f. Pets shall be under the control of the Owner when in the Common Areas. County law requires that all dogs and unaltered cats be leashed.
g. Any animal recognized in the state of Maryland as inherently dangerous must be muzzled while on the common elements.
7. A violation, fine or the pet may be removed from the property under the following:
a. Any unregistered pet
b. If any pet disturbs other Residents of the Condominium by crying, barking, biting or otherwise being a nuisance.
c. In cases where the safety of other Residents may be impaired.
8. Pet owners are responsible for the removal of excrement anywhere within the common elements, including interior and exterior areas of the buildings as well as the grounds and paved areas adjacent to them. Pet owners are responsible for the lack of compliance by visitors or contractors who walk their dogs. A pet owner, based on a valid, corroborated complaint, who does not comply with this provision will be subject to a fine of $100.00. Notice will be given to the pet owner to remove the pet from the condominium for repeat violations.
9. All kitty litter/waste must be bagged in plastic bags and securely tied before placing it in the trash compactor.
10. Pet feeding devices, housing or litter boxes are prohibited on balconies and patios.
11. The Board can designate one or more “People Only” areas with signage and or shrubbery.
Note: In the event of a violation of any of these terms and conditions, the Board of Directors/Management shall have the right to immediately require the pet owner to immediately remove the pet from the premises.
